• Chat messages: questions you ask and responses generated by the Service
• Property data: property details you voluntarily provide for contextual advice

• Waitlist data: email address submitted via the waitlist form

• To provide and improve the Service, including generating AI responses tailored to your property context
• To manage your account and authenticate your identity
• To communicate with you about the Service, including updates and announcements

We process your personal data on the following lawful bases:

• Consent: when you create an account or join the waitlist, you consent to the processing of your data for the stated purposes
• Legitimate interest: to improve the Service, ensure security, and prevent abuse

Your data is stored securely using Supabase, a cloud database platform. Data is encrypted at rest and in transit using industry-standard encryption protocols. We implement appropriate technical and organisational measures to protect your data against unauthorised access, alteration, disclosure, or destruction.

We share data with the following third-party processors, solely for the purpose of providing the Service:

• Groq: processes chat messages to generate AI responses. Messages are sent to Groq’s API for inference and are not retained by Groq beyond the request lifecycle.
• Vercel: hosts the application and processes HTTP requests including IP addresses and request metadata.
• Supabase: stores account data, chat history, and property information in a cloud-hosted PostgreSQL database.

• Chat history: retained while your account is active. Deleted upon account deletion.
• Account data: retained while your account is active. You may request deletion at any time.
• Waitlist emails: retained until product launch or until you request removal.
• Technical logs: retained for up to 30 days for security and debugging purposes.

Under the UK GDPR, you have the following rights regarding your personal data:

• Right of access: request a copy of the data we hold about you
• Right to rectification: request correction of inaccurate data
• Right to erasure: request deletion of your data
• Right to data portability: request your data in a machine-readable format
• Right to object: object to processing based on legitimate interest

Holt Agent uses minimal cookies strictly necessary for the Service to function:

• Session cookie: maintains your authenticated session
• Trial gate cookie: tracks whether an unauthenticated user has used their free trial question

Holt Agent is not directed at individuals under the age of 18. We do not knowingly collect personal data from children. If you believe a child has provided us with personal data, please contact us and we will delete it promptly.
